Staging Tips: Part 2

 

We’re back with Part 2 of staging tips from The Tucker Team. Visit Part One here and brush up on what you should do first! Let’s get the second half of this party started shall we?

Step 4: Clean White Things with a Magic Eraser

Every baseboard in your house could do with a pass of the Magic Eraser. Trust me. The more scuffs and normal living marks on baseboards and doors and windows frames, the more people looking at your house get the sense of “Hmmm. This house is kind of… beat up.” We know it is just lived in like normal people would, but if you are comparing homes and one has had the scuffs erased and one has not… well… people are only human.

Step 5: Remove Small Rugs and Floor Coverings

People are typically not buying your rugs… they are, however, buying your floors. Not only do people want to see your floors, but you as the seller and us as your realtors do not want folks distracted by rugs. Eyes are crazy things and when you have clutter— even on the floor in the form of a rug— the eye is drawn to the rug and not your floors.

Step 6: Lighting

Not everyone has a ton of recessed lighting that you can turn on in every room and shock a space into the light filled side of things. But everyone can buy some lamps and TURN THEM ON for photos and for showings. I tell sellers to turn on every light in your home before a showing. The difference it makes is just huge.

Step 7: Walls Need to Breathe

I am not saying to wipe your entire house of all of your family photos— i have never done this with all of the houses that I have sold. But I am just as likely to recommend you remove a ton of frames with non-family photos or art as I am to recommend you remove actual family photos (especially clusters of photos). The goal is to make the walls feel open so the house doesn’t feel choppy and interrupted. This is so things like the crown molding, the sunlit windows, tall ceilings, or the pristine floors will get noticed instead.
